Overview

Aron Developers, Inc. (ADI) is offering an investment opportunity in the company to help fuel our next phase of growth. Aron Developers LLC (ADL) was incorporated as a CA LLC in March of 2013, and we converted to a California C Corp (ADI) in February of 2017.

ADI acts as the General Partner (GP) of Aron Capital Partners Fund II LP (ACP2), as well as the Managing Member of all project specific entities. Our first fund Aron Capital Partners LP recently completed and generated 37% annualized returns for its LP investors over 2.4 years hold period.

Our LP fund ACP2 will continue to provide common equity for our FOR SALE projects. However our FOR RENT projects will receive equity directly from ADI. ADI will also provide common equity for FOR SALE projects where we do not need to carry the project during acquisition and entitlement phase.

We have a strong set of high quality FOR RENT and FOR SALE projects in the pipeline where we will deploy the proceeds from this raise.

High density projects allow us to create higher value as a result of our technology driven approach to acquisitions and diligence, raising capital and investor communications (of all types), as well as our operations and sale/rent process. The FOR RENT projects will additionally benefit from taking advantage of tax laws – 1031 exchanges, depreciation, long term appreciation, long term capital gains, etc. As a common equity investor in Aron Developers Inc., you are helping to fuel this next phase of growth and will reap the benefits of long term value creation.

The investment is being offered via a Preferred Stock Purchase Agreement. The pre-money valuation is $25,000,000. The new capital to be raised is $2,500,000. The Preferred Investors will earn an annual dividend of 5% of their invested capital.
