Construction update on Lot 1 & Lot 2 

Lot 1 - Last week, we passed the rebar inspection and poured the concrete for garage. This week we are starting framing around garage area along with roof truss installation on site. Once trusess are installed, we will install roof panels

Lot 2 - Last week, we have started the garage area framing work along with staircase installation. This week we will try to complete all the pending framing work.

Sales: Final stages of construction - About 6-9 months remaining, our project was listed on MLS through a broker's assistance. However, we observed lack of effective marketing efforts on the broker's side as a result we temporarily took the listing off-market. We plan to relist both homes for sale by the end of the upcoming month. This strategic move aims to enable us to secure pre-sales for both properties ahead of the construction's completion.

Finance: To cover interest expenses, we raised another funding round, during which we successfully raised $200,000 in preferred equity in just one week. With the latest injection of funds, our project is now fully funded. 

We are working to make sure that we are in complete alignment with the timeline.

During this week, our plan is to rebar and pour the main garage area. Last week, we poured the piers for the concrete. Also, the framing part of the main building is done. (garage area and truss area are pending.)

During this week, we drilled and poured the garage piers. In the coming week, we will rebar and pour the main areas of the garage. We will try to complete all the framing work to target shear wall inspection.

Lot 1 As per the last week, We have completed Waterproofing between slab and wall which prevent the water and moisture from seeping through the walls. We have also completed the Special inspection of wall and City inspection of wall.

We are done with the wall achor bolt fixing which attaches structural elements to concrete to provide structural support and the wall concrete pour which is denser foundation walls built for highest amount of safety.

For the next week we are planning to complete the wall waterproofing providing the best resolution for seepage and dampness problems. We will be working towards Poured concrete walls which are free from joints and are much denser.

Lot 2  As for this week we have the wall rebar work for increased strength in progress as well as the concrete slab pour - a flat surface foundations to support the load, Waterstop installation which is a waterproof product to achieve a desired waterproofing performance when in distress.

Lot 1 As per the last week, we have finished the concrete for slab as it is durable and strong for building strength and is long-lasting and we have also completed the wall rebar to increase the strength of the concrete structure. For this week, we are targeting on

1)Waterproofing between slab and wall which prevent the water and moisture from seeping through the walls.

2) We will be commencing with the wall concrete pour. Also we are due on the special inspection of the wall as well as the city inspection of wall 

Lot 2  For the previous week, we are done with working on Rebar works, a form typically used form prior to pouring concrete. In addition, we have also finished the slab rebar work as well as the anchor bolt fixation. The special inspection of the slab is also completed.

For the coming week, we are focusing the complete the concrete pour of slab. We are also due on special inspection of the slab.

Lot 1 We have finished the anchor bolt installation used to increase the bearing strength of concrete. Shuttering for slab pouring,to hold the wet concrete until it is set has been completed. For this week we are aiming to complete the concrete for slab as it is durable and strong for building strength and is long-lasting.

Lot 2 We have finished Underfloor plumbing which is installing the plumbing pipelines under the foundation also we have passed the city inspection for the same. For this week we will be working on Rebar works, a form typically used form prior to pouring concrete.

Lot 1 Currently we are working on the in slab pouring , laying down the plumbing pipelines under the concrete slab has been finished. 

Lot 2 We have started working on the underfloor plumbing, The plumbing pipelines are installed under the foundation.

Currently we are working on the in slab plumbing, the plumbing pipelines are laid under the concrete slabs. As soon as we comple the in slab plumbing we will start with pouring of drain rock for basement slab to control the moisture.

Also we are working full speed ahead on construction and are working to schedule rebar special inspection for Thursday morning, and city inspection for Friday morning along with an special inspection for Saturday concrete pour.

On lot 1 we have started digging up the waterway for the sewer pipeline as soon as we finish trenching on Lot 1 we will start digging the sewer pipeline on Lot 2 as well which is anticipated to happen later this week

Lot 1 -

Last week, we completed the truss installation for the building. This week we will perform titen bolts installation. Contrary to the same, we are focused on completing the site wall-to-wall connection for the main house and ADU area.

Lot 2 -

This week, we passed the special and city shear wall inspection. This is a significant milestone as far as future site progress is concerned. After this, we will focus on plumbing and roofing work.

Sales: We are planning to relist both homes for sale by the end of the month. This will enable us to secure pre-sales for both properties ahead of the construction's completion.

Finance: With the latest injection of funds, our project is now fully funded. We are working to make sure that we are in complete alignment with the timeline.

The site construction is in full progress on both the lots. We had started with the grading last week itself and as the project has a basement, we expect the foundation to be completed in the next 10-12 weeks. 1. Construction- Lot 1 and 2: Construction work in in full swing on Lot 1. We have installed temporary Site infrastructure and have been done with Grading & staking on the site. 2. Finance- As a great progress, we secured financing on both the lots last month itself and we are working full speed ahead with the lender to keep the site funded at all times.

3. Finance- As a great progress, we have got approval on both the loans today and we working with teh lenders to do all the final underwriting work and anticipate to sign the loan documents and get the project fully funded in the next 2 weeks.
