Two Single Family Homes


1. Construction- Lot 1 and 2: Construction work in in full swing on Lot 1. We have installed temporary Site infrastructure and have been done with Grading & staking on the site. We plan on starting foundation work as the shoring is about to finish in the next 2 days. The site work can be viewed here- Winding Way Los Altos August 29 2022

2. Finance- As a great progress, we secured financing on both the lots last month itself and we are working full speed ahead with the lender to keep the site funded at all times.

2. Building Permit-Lot 2: As a condition of Approval, the County required "Notice of Permit" for SS easement to be recorded which has been done this week. We are working with the permit technician to pay the final fees & pull the permit.

3. Finance- As a great progress, we have got approval on both the loans today and we working with teh lenders to do all the final underwriting work and anticipate to sign the loan documents and get the project fully funded in the next 2 weeks.

Lot 2: The plans are now approved by the Building department and working with the county to pay the final fees & pull the permits.

3. Finance- Due to the financial volatality in the market the lender is taking a bit more time to approve and fund the loans. However, in terms of timelines we expect to close this by the end of the month.

Lot 2: The plans are currently under review and approval is expected by mid of this month.

2.Timelines- We are close to breaking grounds in coming 2 weeks starting the grading using previously approved Main house permit.

1) Site clearance & Staking  - 07/20/2022 to 07/26/2022

2) Then proceed with shoring activity by -
a) Drilling & off hauling  - 07/29/2022 to 08/10/2022
b) Pouring & Curing of concrete - 08/10/2022 to 09/15/2022

3. Finance- As a signifigant progress we are about to close our construction financing on the project by early next week and hence break grounds. We expect the loan documents to be in for signing by early next week and close on it the same week itself.

For Lot-1, we have addressed all comments and compiled the set. The re-submission is currently blocked on Fire Flow test report which is delayed by the Water purveyor.

3. Finance- We are already working with the existing lender and also two new lenders on this project for the construction loan and are  looking to raise 1.5M Preferred equity for the soft costs and to begin construction.
