Tier 1: Class 1 Preferred Equity or 1st Lien

  • May or may not have recorded lien on property
  • Risk Lowest amongst all tiers
  • Max 75% LTV
  • IRR: 8% (annualized)
  • Duration: 1-5 years (varies by deal)
  • Minimum : $50K
  • Significant info: No capital in higher priority than this Tier.

Tier 2: Class 2 Preferred Equity or 2nd lien on property

  • May not have recorded lien on property
  • Risk: Higher than Tier 1, lower than all other tiers.
  • Max 90% LTV
  • IRR: 12-15% (annualized)
  • Duration: 1-5 years (varies by deal)
  • Minimum : $10K
  • Significant info: All lenders, lien holders and Tier 1 investors will be paid back their principal and all earned interest and fees before Tier 2 investors receive their principal or profits.

Tier 3: Common Equity

  • May not have recorded lien on property
  • Risk: Highest amongst all tiers.
  • Max: upto 100% of Cost (This is usually the bottom 10% of our capital stack)
  • Target IRR: 20% Annualized
  • Duration: 1-10 years (varies by deal)
  • Minimum : $100K
  • Significant info: a) All obligations towards Tier 1 and Tier 2 investors, lenders will need to be satisfied before Tier 3 investors receive their Principal or Profits. b) We raise Common Equity in the form of LP Fund - Aron Capital Partners Fund II LP.
